If you’re re-roofing in Aventura, two paperwork tracks matter — your individual roof permit, and the building-wide 50-year recertification (now triggered earlier post-Surfside). Here’s how the two interact.

The Aventura roof permit

Every roof job in Aventura requires a Building Department permit — re-roofs, partial re-roofs, even significant repair work. The permit verifies code compliance: HVHZ wind requirements, NOA-approved products, proper fastener patterns, and licensed contractor accountability. Your contractor pulls and closes the permit; you sign as homeowner.

The 50-year recertification (now earlier)

Florida’s post-Surfside legislation changed building recertification timelines. Buildings of three or more stories within three miles of the coast now require milestone inspections at 25 years (or 30 inland) and every 10 years after. The roof system is one of several inspected components — alongside structure, electrical, and life-safety systems.

How recertification interacts with re-roofing

If your building is approaching milestone recertification, your engineer’s report drives roof recommendations. We coordinate with the engineer-of-record, provide manufacturer documentation, and submit a roof permit aligned with the engineer’s scope. Don’t do these in isolation — the permit and the recertification need to be designed together.

HOA architectural review

Independent of the city permit and the building-wide recertification, your HOA may require architectural review for any roof change. Color, profile, panel width, manufacturer — all reviewable. We prepare the HOA submission package alongside the building permit so you submit once.

Timelines

HOA approval: typically 14-30 days. Building permit: typically 7-21 days for residential, longer for commercial. Engineer reports for recertification work: variable, often 30-60 days. We sequence these so your install date is realistic.
