5. Decking repair. Any rotten or non-conforming sheathing is replaced before underlayment goes down.
6. Vapor barrier & underlayment. Self-adhered or synthetic — code-required and storm-graded.
7. Panels & flashing. Concealed or exposed fasteners depending on profile, with NOA-spec’d fastener pattern.
8. Final inspection & warranty. Building department sign-off, manufacturer warranty docs, and your close-out package.

Square footage and pitch, tear-off vs. overlay (HVHZ rules push toward tear-off), decking condition, material grade and finish, profile choice (standing seam vs. metal shingle), and roof complexity (penetrations, valleys, dormers).

Timeline

Typical Aventura single-family standing seam install runs 3–7 working days from tear-off to final inspection. Larger or more complex roofs run longer. We schedule dry-in carefully around weather.

Warranty

Manufacturer material and coating warranties typically run 25-40 years on paint and 40-50 years on substrate, but exact terms depend on the panel system you choose. Workmanship coverage is documented separately. Both sets of terms are reviewed in writing before any work begins so you can compare side-by-side.
