Will metal handle a Cat 5 hurricane?

A correctly fastened standing-seam system tested under Miami-Dade NOA carries design wind speeds up to 175 mph and beyond, depending on panel and fastener pattern. Underlayment, decking, and pattern matter as much as the panel.

Do I need HOA approval before re-roofing?

Most Aventura HOAs require architectural review for any roof change — color, profile, even underlayment can be covered. We prepare the submission package so you submit once and get approved.

What about the 50-year (Surfside) recertification?

Miami-Dade now triggers earlier recertifications post-Surfside. We coordinate with your engineer, provide manufacturer documentation, and submit through Aventura Building Department.

How does pricing actually work?

Eight factors drive price: square footage, pitch, tear-off vs. overlay, decking condition, material grade and finish, profile choice, permit/engineering fees, complexity (penetrations, valleys, dormers), and warranty tier. We itemize all of them in writing.

What's a fair price range for 2,500 sqft in Aventura?

Real numbers depend on the eight factors. Aventura standing-seam projects typically land between $9 and $18 per square foot installed once permits, decking work, and warranty tier are accounted for. We give you the full itemized number — never a verbal range.

How long does installation take?

A typical Aventura single-family standing-seam install runs 3 to 7 working days from tear-off to final inspection — assuming dry weather and no major decking surprises. We schedule your dry-in carefully.

Will my interior be exposed during the work?

No. Tear-off is done in sections with same-day dry-in (underlayment installed), so your home is protected at the end of every working day.

Can you re-roof while I keep living there?

Yes — most homeowners stay home. Expect noise during install hours (8a–5p typically). We protect landscaping, AC condensers, and pool screens.

Is metal noisy in rain?

Modern metal systems with full underlayment, vapor barrier, and properly insulated attics aren't louder than tile or shingle. The "tin roof" effect is from older ventilated installs without underlayment.

Will my insurance discount the premium?

Many Florida carriers discount premiums for verified hurricane-rated roofs (FBC HVHZ + NOA). We provide the wind-mitigation form your inspector needs.

Do you handle insurance claims?

We work alongside your adjuster — provide photos, documentation, and storm-damage assessments. We don't do public-adjusting; that's a separate license.

What's the difference between standing seam and metal shingle?

Standing seam has continuous panels with concealed fasteners — premium hurricane and longevity profile. Metal shingles look like asphalt or slate and cost less, with face fasteners and a different warranty profile.

Do you install in condos or HOAs with master-deed restrictions?

Yes. We read the deed, prepare the architectural review package, and run the permit. Every step is documented.

How does warranty work?

Warranty terms are reviewed in writing before any work begins. The manufacturer side covers materials and coatings — those terms vary by panel system, gauge, and finish. Workmanship coverage on labor is documented separately. Ask for the specific terms during your on-site measure so you know exactly what is and isn't covered before you sign.

What if I find a leak after install?

Call us. We document, return, and address it. Specific remedy and timing depend on the workmanship terms agreed to in your contract — those terms are reviewed in writing before any work begins.

Do you offer financing?

If financing is something you need, ask us during your on-site measure and we'll discuss what options may be available.

Can I see real Aventura projects you've done?

Yes — when we have your permission to share. Always ask for project references during the on-site measure.

Why metal over tile?

Tile is heavier, slower, and the underlayment is the actual waterproofing layer. Metal is lighter, faster to install, and is itself the waterproofing layer. For coastal salt zones, metal handles weather without breakage.
