1. Square footage and pitch

2. Tear-off vs. overlay
Florida HVHZ rules typically require full tear-off rather than overlay (overlay puts a non-conforming weight load on the roof structure). Tear-off adds labor, dumpster, and disposal cost.
3. Decking condition
The roof structure underneath. Discovered after tear-off, sometimes during inspection if access allows. Rotten plywood, non-conforming substrate, or insufficient nailing patterns require replacement before underlayment goes down. 4. Material grade and finish
Aluminum vs. Galvalume substrate. 24 vs. 26 vs. 29 gauge thickness. Kynar 500 vs. SMP coating. Color (some colors are standard, others premium). Each axis of selection has a price point.
5. Profile choice
Standing seam (snap-lock or mechanical seam) vs. metal shingle vs. metal tile. Standing seam is highest cost per square foot due to material and seaming labor. Metal shingle is more economical. Metal tile sits between.
6. Permits and engineering
Aventura Building Department permit fees scale with project value. Engineering letters required for recertification work or unusual installations add cost. We disclose permit fees as a line item.
7. Roof complexity
Number of penetrations (vents, chimneys, skylights), valleys (where two roof planes meet), hips, dormers, ridge lengths. Every flashing point is custom labor. A simple gable roof is cheaper than a complex hip-and-valley roof of the same square footage.
8. Warranty tier
